Cash Offer vs Listing: Net Proceeds Calculator

The highest headline price is not always the highest check at closing. Use this simple worksheet to estimate what you might net from a traditional listing versus a cash offer after commissions, repairs, seller closing costs, and months of holding costs (mortgage, taxes, insurance, utilities).

This calculator runs in your browser only — nothing is sent to our servers. It is an estimate for planning, not an appraisal, not a loan quote, and not a commitment to buy. For how we build real offers, see how we calculate our cash offer. For a written comparison of the two paths, read cash offer vs realtor or download the pros & cons guide.

Net proceeds estimator — enter your best guesses. Defaults are only starting points; change every field to match your house.

Listing path

Holding cost = mortgage + taxes + insurance + utilities (and HOA if any) while the house is on the market.

Cash offer path

On many of our purchases we cover standard seller closing costs — leave this at $0 if your written offer already reflects that. Enter a cash offer you received, or a placeholder until you call us.

Shared (optional)

Subtracted from both paths so you can compare equity left after payoff. Leave 0 to compare gross nets before payoff.

How to read the result: the listing side subtracts commission, seller closing costs, repair/credit spend, and holding costs over the months you expect to wait. The cash side subtracts only the seller closing costs you still pay (often $0 on our purchases when standard costs are covered in the offer). Mortgage payoff, if entered, comes off both so you compare equity left — not just sale price.

What the calculator leaves out

  • Fall-through risk on financed offers (appraisal gaps, inspection renegotiations)
  • Your time for showings, contractors, and cleaning
  • Price cuts if the listing sits
  • Short-sale or deficiency issues when payoff exceeds value

If the house needs major work, try raising the “repairs / credits” and “months until close” fields — or compare against selling as-is to a cash buyer with no repair project first.

Frequently asked questions

Is this calculator a formal offer?

No. It is a planning worksheet that runs in your browser. A real offer from Your Ohio Home Buyer comes after we learn about the house and usually walk through it.

What commission percent should I use?

Commissions are negotiable and vary by listing agreement. The default is only a placeholder — use the rate your agent quotes, or ask two agents for net sheets.

Why are cash seller closing costs defaulted to $0?

We typically cover standard seller closing costs on houses we buy, and our written offers are meant to reflect what you walk away with after those costs (before payoffs). If your situation differs, enter the amount you would still pay.

Should I include my mortgage payoff?

Yes, if you want to estimate cash left after the loan is paid. Leave it at 0 if you only want to compare sale nets before payoff.

Can listing still be better even if the calculator favors cash?

Yes. If your retail price rises, repairs shrink, or you sell faster than expected, listing nets improve. Use the tool to test ranges, then decide with real quotes from an agent and from us.

Do you store the numbers I enter?

No. The math runs locally in your browser on this page. Submitting a separate offer form on the site is the only way we receive your contact details.
